Description
Ron Neva submitted an application to divide property he owns into three parcels. The subject property is located at 38230 Highway 30 in unincorporated Clatsop County, approximately 2 miles east of Astoria, in the Residential Agriculture 1 (RA-1) Zone. The RA-1 Zone has a two-acre minimum lot size. The subject property is identified as Township 8N, Range 09W, Section 13, Tax Lot 1000 and Tax Lot 1001.
A recent Lot or Record (LOR) Determination found that Tax Lot 1001 (809130001001) was not a LOR per Section 1.0500. In this example the tax lot was not legally created. This partition request would take two tax lots and make three legal parcels. As proposed, Parcel #1 would be 2.64 acres, Parcel #2 would be 2.01 acres, and Parcel #3 would be 2.01 acres. Access to Parcel #2 would be via an access easement through Parcel #3 for access to Highway 30.
